What is Timberwood Park like?

Picture wide streets, mature trees, rock-and-stone houses on generous lots, and neighbors who wave. The original Timberwood Park homes went up from the 1970s through the 2000s, and newer communities such as Kinder Ranch, Silverado Hills, Canyon Springs and The Falls at Clementson Ranch have filled in around them since. So you can find an older ranch-style home on a big lot, or a brand-new two-story with a three-car garage, sometimes on the same drive to school.

It is also one of the fastest-growing spots in the county. The population nearly tripled between 2010 and 2020, which tells you plenty of families found the same thing you are about to find: room to breathe without giving up a quick run to H-E-B.

Timberwood Park schools

This is the number one question I get, and the honest answer is: it depends on the street. Timberwood Park is split between two well-regarded districts.

  • Comal ISD: Timberwood Park Elementary, Specht Elementary and Kinder Ranch Elementary, Pieper Ranch Middle (some homes zone to Bulverde Middle), and Pieper High School.
  • North East ISD: Tuscany Heights Elementary, Bush and Tejeda middle schools, and Reagan or Johnson high school.

The district line does not follow subdivision lines, so two homes a few blocks apart can go to different schools. Before you fall in love with a house, I check the exact address with the district so there are no surprises in August.

Taxes, HOAs and the fine print

Because Timberwood Park is outside San Antonio city limits, homeowners pay county, school and other local taxes but no city property tax. That can make a real difference in your monthly payment, so I always run the numbers for the specific home you like.

HOAs vary. The original Timberwood Park subdivision has a private recreation area with a lake, pool, clubhouse and trails for members of that association, while newer subdivisions have their own separate HOAs and amenities. Some streets have very light rules, others are more structured. If you have a boat, an RV or big plans for a workshop, tell me early and we will shop accordingly.

Getting around

Most residents use US-281 to head south toward Loop 1604, the airport and downtown. Borgfeld Rd, Bulverde Rd and Evans Rd tie the neighborhoods together, and shopping, restaurants and medical offices along the 281 corridor and in Stone Oak are a short drive away. If you commute during rush hour, I am happy to talk through which side of the area makes your drive easiest.

Who loves living in Timberwood Park?

  • Move-up families who want more house and more yard without leaving north San Antonio.
  • Military families who want space and good schools; Fort Sam Houston is reached by heading south on US-281.
  • Buyers who want new construction in communities such as Kinder Ranch, plus resale homes with mature trees.
  • Anyone tired of tiny lots and neighbors close enough to hear your microwave beep.
