What is Cibolo Canyons like?
Think rolling Hill Country, gated and non-gated sections, and a wide range of homes, from family-friendly two-stories to custom estates with golf course views. The community grew up around a big idea: pair two championship golf courses and a destination resort with neighborhoods designed to protect the land and the aquifer underneath it.
The resort side is the showpiece. The JW Marriott sits on about 600 acres with more than 1,000 guest rooms, and TPC San Antonio has two 18-hole courses: the AT&T Oaks Course, designed by Greg Norman with Sergio Garcia, and the AT&T Canyons Course, designed by Pete Dye with Bruce Lietzke. Even if you never pick up a club, it is pretty great to have a resort restaurant and spa down the road.
Cibolo Canyons schools
Most of Cibolo Canyons is served by North East ISD, including Johnson High School on Bulverde Rd at TPC Pkwy. Some sections are zoned to Judson ISD instead. Because the line runs through the community, I verify the zoning for every home before you write an offer.
HOA dues and the SID tax
Here is the part nobody puts on the brochure. Cibolo Canyons homes sit inside the Cibolo Canyons Special Improvement District, a special district created by Bexar County that has its own tax rate on top of county and school taxes. There are also several homeowners associations, and dues vary quite a bit by section, especially between gated and non-gated areas.
None of that is a deal breaker; it just needs to be in the math. When we look at a home, I pull the current tax rates from Bexar County and the HOA details for that exact section, so the payment you see is the payment you get.
Getting around
Cibolo Canyons is tucked just north of the US-281 and Loop 1604 interchange, so getting to Stone Oak shopping, the airport or the rest of the city is straightforward. Evans Rd, Bulverde Rd and TPC Pkwy connect the neighborhoods to everything else, and Methodist Hospital Stone Oak is close by.
Who loves living in Cibolo Canyons?
- Golfers, obviously. Living near a TOUR stop is hard to beat.
- Move-up buyers who want a resort-style community with amenity centers, pools and trails.
- Empty nesters and second-career professionals looking for a lock-and-leave home in a gated section.
- Relocating families who want north San Antonio convenience with a Hill Country feel.
