Property Description

5.2 acres. Rio Nueces Ranch is a paradise for those who love the outdoors. It is rugged and beautiful. There is something in bloom nearly all the time. When the ranch is in full bloom, it is unbelievable. When it rains heavily and the creeks are running, it is magical. There is deeded road access to what I think is the most beautiful crystal clear river in Texas, the Nueces. There are a couple of places to access it by vehicle, and miles to explore on foot. Tubing, canoeing and kayaking is fantastic. Snorkeling and fishing are also great pastimes. The ranch was also the home to the Lipan Apaches in years past, and there is much evidence of their occupation. Limestone caves are also found in the Rio Nueces Ranch, two being within a quarter mile, however, they are on private property. Note from owner: I have owned and enjoyed this property for 44 years. I sold property for the original developer of Rio Nueces Ranch and purchased Tract 3 in 1978, which was only the third tract sold in the 1600-acre development. I had my choice of any tract but I purchased Tract 3 for its remote location in the back of the ranch and for its spectacular views. I know the Rio Nueces Ranch as well as anyone, as I have been all over it, hiking and driving a 4-wheel drive vehicle. There is much beautiful terrain all over the ranch, but this acreage is without question still my favorite. I am now retired, and my wife and I moved to Colorado, so I am offering it for sale. I built the first cabin on the entire ranch on this tract and enjoyed it for years. Unfortunately it got struck by lightning and burned down. Remains of it are still there and mark what I think is absolutely the best location for another cabin. There is a roughed in driveway to the cabin location that will need to be cleared again because the vegetation reclaims itself pretty fast. The driveway goes through an arroyo and up the hill, around a grove of trees to the cabin location. It will easily accommodate a full-size pickup and 16' trailer. I will offer a fair allowance to a buyer to clean up the remains of the burned cabin. There are jackhammered holes in the rock for the cabin foundation which could be cleaned out and reused. The views from this spot are spectacular as you will find out when you visit the property. The property goes up a large hill on the cabin side of the road, and on the other side there is about 2 acres of relatively flat beautiful terrain. The flat side could easily accommodate a large 5th wheel trailer or RV, with fantastic privacy.
